Cycles in the leisure and real estate business world, within the past 10 years, have reinforced the need for the two fundamental disciplines necessary for success: proper management and adequate capitalization. The proliferation of new projects and management companies has increased the risk for owners and lenders in finding operators capable of both disciplines. In fact, the industry is currently enjoying such an abundance of available capital that the focus is on acquisitions and development, not necessarily adequate capitalization for individual projects.
The attention to acquisitions has, in some cases, diluted the time and effort necessary for proper management. We assist owner/lenders in defining the scope of needs for or from an asset. We then match those needs and the asset with the management (either third party or internal) and strategic planning necessary for asset preservation and value enhancement. An important part of that process, for the owner/lender, is establishing a balanced focus on capitalization and management so that a plan for asset wellness can be implemented, monitored and measured efficiently against the needs of the ownership.
We also “crisis manage”, providing on-site management for owner/lenders that require immediate management control over projects on short notice. The information/intelligence gained during the start-up and delivery of the short term performance requirements of Owner/Lender provide the basis for a longer term strategic plan.
